The entry point in the catalogue is ฿4.4M, about $124K. That buys a compact apartment in a new building, not a “villa on sale”, and it works through the developer’s payment plan — 20–30% down, the rest in stages until completion. Villas start from ฿9.9M (about $280K); pool villas in premium locations from ฿41.3M. All price lists are in baht; dollars are indicative.
The cheapest entry is not the beachfront or Bang Tao but the island’s interior and north: Rawai, Nai Yang and the Cherng Talay corridor. The gap to beach projects reaches one and a half to two times for the same square metre, at 700–1,500 m from the sea. With a budget under ฿6M, look there — and buy at launch while the interest-free plan runs.
In Thailand “condo” and “apartment” are the same thing: a unit in a condominium that a foreigner owns freehold within 49% of the building’s area. A house or villa is a different legal structure: the building can belong to a foreigner while the land is leased for 30 years, renewable, or held by a Thai company. A condo is simpler to buy and more liquid to resell; a house gives space, land and a private pool.
Nationality does not affect the right to buy. The one limit is about the building, not the buyer: foreigners may own up to 49% of a condominium’s saleable area. Money must arrive in Thailand from abroad in foreign currency and be converted locally — the bank issues an FET form, without which registration to a foreigner will not go through. The process is standard and legal; we run it in English.
